Description

For Sale in Amsterdam City Centre (Canal District):

Located at the rear of a well-maintained national monument dating from 1740, this truly unique apartment is now available. The property is distinguished by two exceptional features: a stunning period-style room and a large private garden of no less than 160 m². Additionally, the apartment is for sale in combination with the adjacent studio apartment (92-OA), also facing the garden, measuring approximately 31 m².

The period-style room is the heart of the home, showcasing exquisite detailing on both walls and ceiling. The apartment also includes a kitchen with an adjacent bathroom and toilet, a separate bedroom with its own bathroom, and two spacious storage areas—one of which is ideal for use as a home office or gym.

With the assistance of a skilled architect, this property can be transformed into a beautifully cohesive living space, with the period room serving as an open-plan living room and kitchen, and potentially two bedrooms each with their own en-suite bathroom. We would be delighted to show you the possibilities during a viewing.

HISTORY:
The property is believed to have been built in 1745 along with number 94, featuring a façade with a straight cornice, consoles, decorative freeze windows, and an antique crowned monogram of the original owner. Above the monogram is a crown adorned with emerald green and ruby red stones. Herengracht 92 remains almost entirely in its original state, while number 94 has since been altered. From this period also dates the stucco hallway, with beautifully crafted doors and dessus-de-porte (cast-iron panels above the doors). Notably, the doors on the left side are "blind" (trompe l’oeil), giving a grand sense of space to the entrance hallway. All ceilings and stuccowork in the stairwell are original 18th-century features.

The period room—also known as the zaaltje or formal reception room—was designed in the same era and originally featured six wall paintings by Isaac de Moucheron, a highly sought-after artist of the time. The painted ceiling has been preserved.

HERENGRACHT 92-OA:
Beneath the main apartment and adjacent to the garden is a charming studio apartment of approximately 31 m², with a separate storage area and a spacious terrace (approx. 15 m²). This unit is available for sale in combination with Herengracht 92-HA. For more information or a viewing, we invite you to contact us.

SURROUNDINGS:
Herengracht 92 is located on one of Amsterdam’s most prestigious canals, in the heart of the historic Canal Belt—listed as a UNESCO World Heritage Site since 2010. The Herengracht is known for its impressive 17th-century canal houses, once home to influential merchants and city officials. The immediate surroundings are rich in history while also offering the vibrancy and conveniences of modern urban life.

Within walking distance are numerous cultural landmarks such as the Royal Palace on Dam Square, the Anne Frank House, and the Amsterdam Museum. The charming “Nine Streets” (De Negen Straatjes), known for their unique boutiques, galleries, and restaurants, are just around the corner. Business districts such as the Zuidas and Central Station are also easily accessible via excellent public transport links and cycling routes.

In short, Herengracht 92 combines the grandeur of a historic location with the comfort and liveliness of modern-day Amsterdam.

LAYOUT:
The entrance to the apartment is located at the rear of the property on the bel-etage, accessed via the stately and monumental entrance hall. Upon entering, you step directly into the period-style room.

This room is a beautifully preserved example of 17th and 18th-century Amsterdam canal house architecture. It exudes the atmosphere of the Dutch Golden Age and is richly detailed in the style of the period. Highlights include high ceilings with ornate cornices and mouldings. The walls are panelled and adorned with wall fabric. A striking marble fireplace with fine woodcarving forms the centrepiece of the room, topped with a mirror in its original frame.

Large, multi-pane windows allow ample natural light and offer an elegant view of the garden. The floor is laid with wide wooden planks, in keeping with the historical ambiance. Elegant detailing reinforces the authentic character.

French doors open onto a spacious balcony overlooking the garden. With a total outdoor area of over 160 m², south-west orientation, and peaceful location at the rear, this is the perfect outdoor space for relaxing or entertaining guests.

Next to the period room, slightly lower, is a compact kitchen with an adjacent bathroom featuring a shower, vanity, and separate toilet. On the first floor of the rear building—accessible via the communal staircase but part of this property—is a bedroom with an en-suite bathroom.

In the basement are two additional rooms. One serves as a storage area, as is standard for the building’s apartments, and the other is a closed-off space with natural daylight and heating—ideal for use as a gym or office.

In short, this is a rare opportunity to live monumentally in an authentic period room with a stunning, sunny, and tranquil garden.

The property is located on freehold land—there is no ground lease.
